Regardless of whether you are building a new home, adding to an existing home, or remodeling your current home; you will need to have a home design plan. Home design plans are available in hundreds of designs. You can find everything from Beach House plans to Victorian House plans. Homes range in size from 900 square feet to more than 10,000 square feet and most plans can be customized to further suit your needs.

Some companies offer full-service packages, which include home design floor plans, cost estimating services, and referral service to quality home builders in your area. Other companies provide discount services or bundle packages, which allow you to purchase a set of three or more home design plans at a reduced rate.

When purchasing home design plans, make certain they are designed by professional architects who are NCARB certified. Home design floor plans need to meet nationally recognized building codes and should include the following elements:

1) Exterior elevations of the front, rear, and sides of the house

2) Interior elevations showing details of fireplaces, cabinets, built-in units, and other special interior features.

3) Detailed floor plans showing the placement of interior walls and dimensions for rooms, doors, windows and stairways.

4) Cross section detail, which show construction details of the home, insulation, flooring and roofing.

5) Roof plans showing details of the layout.

6) Foundation drawings for a crawlspace or basement.

7) Schematic electrical layouts showing the detail of light fixtures, outlets, and switches.

There are many different things you can do to your home’s landscaping to not only make your house worth more, but to also make the appearance of your house much more attractive. Redesigning your landscape is something that the sky is the limit. You can add an outdoor kitchen or patio onto your home, or you can simply plant some trees and do small touches that will completely change the look of the exterior of your house. What you do to your landscaping depends mainly on how much acreage you have to work with, what climate you are in, and what your budget is to work with.

Outdoor living areas are a very popular upgrade to add onto your home. This will make it more enjoyable to spend time outside of your house, increase value, and these outdoor living areas can look simply stunning. You can keep things simple buy having a deck constructed with a built in barbecue with a countertop, or you can go very extensive with stone work and have a chef’s dream kitchen outside. These areas present a great space to entertain guests, or a great area to kick back and relax in. Instead of staying cooped up in your home, have your landscaping upgraded into areas that you will never want to leave.

Another way to increase your home value is to have trees removed from around your house. These present potential hazards and really can hurt the curb appeal of your home. If people can’t see your house because it is overgrown with trees and weeds than obviously that can decrease value. Have all of this unattractive vegetation removed and replaced with a landscaping layout to make your house that much better to look at. It can also increase your yard space by doing this, which will also increase your house’s value.

Another major aspect of your landscape is your driveway and sidewalks. If these are all cracked and overgrown it will make your home less desirable which will affect the value. Having your current walkways and drives torn out and poured again will make the appearance of your home look updated and renewed. You can do custom walkways and patios as well as pouring a new driveway to drive up the value of your home. If your house doesn’t have a paved driveway already, this presents a very cost effective way to increase the value of your house.
